What does P.B Universe charge for property management services?

How does P.B Universe screen tenants?

We conduct comprehensive tenant screening including credit history checks, employment and income verification, rental history review, reference checks, and criminal background screening. Our goal is to find reliable, long-term tenants who will care for your property.

How often will my property be inspected?

We conduct a detailed move-in inspection, periodic mid-tenancy inspections (typically every 6–12 months), and a thorough move-out inspection. You'll receive a written report with photos after each inspection.

How do I receive my rental income?

Rental income is processed monthly and deposited directly into your designated bank account, typically within a few business days of collection. You'll also receive a monthly financial statement.

What happens if a tenant doesn't pay rent?

We follow up immediately with non-paying tenants and issue formal notices as required under Manitoba's Residential Tenancies Act. We handle the entire process — from initial follow-up to eviction proceedings if necessary — on your behalf.

Can I still access my property while it's under management?

Yes — you retain ownership and the right to access your property with proper notice as required by Manitoba law. We coordinate all access to respect tenant privacy rights while keeping you informed.

What areas of Manitoba do you serve?

Tenant Questions

How do I submit a maintenance request?

You can submit a maintenance request online using our Maintenance Request form. For emergencies, also contact us directly at placide@pbuniverse.ca with "EMERGENCY" in the subject line. Life-threatening emergencies should always go to 911 first.

How quickly will maintenance requests be addressed?

Standard maintenance requests are reviewed and coordinated as quickly as possible. Emergency requests — such as major water leaks, no heat in winter, or broken exterior locks — are treated as a priority.

Who do I contact if I have a concern about my tenancy?

How do I pay rent?

Your lease agreement will specify the accepted payment methods. Contact us at placide@pbuniverse.ca if you have questions about your payment arrangement.

What do I do if there's an emergency in my unit after hours?

For life-threatening emergencies (fire, gas leak, severe flooding), call 911. For urgent property emergencies outside business hours, email placide@pbuniverse.ca with "EMERGENCY" in the subject line.

How much notice do I need to give before moving out?

Manitoba's Residential Tenancies Act requires a minimum of one month's written notice before the end of your lease term for monthly tenancies. Refer to your lease agreement for the specific terms that apply to your tenancy.

Can I make changes or improvements to my unit?

Any alterations, modifications, or improvements to the property require written approval from P.B Universe before work begins. Please submit your request in writing to placide@pbuniverse.ca.
